Drone footage for villas & real estate

Drone real estate footage in Brazil is two hours on site with an insured drone pilot, priced from $450 for 20 edited aerial photos and a 1- to 2-minute aerial film delivered within 5 business days. It is made for listings and rental platforms: a beach house in Trancoso or Florianópolis seen with the sand in the same frame, a pousada in Jericoacoara and its distance to the dunes, a lot in the hills of Gramado, a new tower in São Paulo against the skyline. Interiors are photographed at ground level by real estate photography, a separate booking, and many listings use both on the same day.

Aerials for listings: what the rules allow

A listing shoot is commercial work, and Brazil’s 2026 rules set out what that requires. ANAC’s RBAC nº 100 replaced RBAC-E nº 94 on 16 June 2026 and requires third-party damage insurance for every drone operation it covers; a drone of 250 g or more must be registered in SISANT, with the registration valid for 24 months. DECEA’s ICA 100-40, in force since 1 July 2026, requires an authorisation in SARPAS for every flight, and ANATEL must have homologated the drone’s radio. Every drone real estate shoot booked here is flown with all four in place and with the owner’s or manager’s written go-ahead.

In a city, the airspace is the main constraint. DECEA surrounds every aerodrome and helipad with a flight restriction zone, and a flight inside one needs a Termo de Coordenação and at least 4 calendar days’ notice in SARPAS rather than the 30 minutes an open-category request needs. São Paulo has helipads on many rooftops, and Rio de Janeiro has Santos Dumont airport beside the centre and the south zone, so the pilot checks the address before quoting a date. On the coast, the wind usually builds through the afternoon, which is why most property aerials are flown in the early morning.

Neighbours set the frame. RBAC nº 100 keeps a drone at least 30 m horizontally from people who have not agreed to the flight, and Brazilian law protects privacy and image, so an occupied holiday rental is filmed between guest stays and the shots are kept off neighbouring terraces and pools. In a condominium the administration may need to agree to a flight over shared areas, and next to a federal conservation unit the park’s own rules apply, so mention both when you book.

Questions about drone footage for villas & real estate

How is drone real estate footage different from real estate photography?

Drone real estate footage shows what a ground camera cannot: how far a beach house sits from the sand, the shape of the lot, the pool and roof terrace from above, and the forest, coast or skyline around a development. Interiors are photographed at ground level by real estate photography, a separate booking; many listings in Brazil use both, shot on the same day.

Does a drone pilot need insurance and registration to film a property in Brazil?

ANAC’s RBAC nº 100, which replaced RBAC-E nº 94 in June 2026, requires third-party damage insurance for every drone operation it covers, and a drone of 250 g or more must be registered in SISANT, with the registration valid for 24 months. Every drone real estate shoot booked here is flown with both, and with the flight authorised in DECEA’s SARPAS.

Can a drone film a building in São Paulo near a helipad?

Helipads, like airports, are surrounded by flight restriction zones under DECEA’s ICA 100-40, and a drone flight inside one needs a Termo de Coordenação and at least 4 calendar days’ notice in SARPAS. São Paulo has helipads on many rooftops, so for drone real estate work there the pilot checks the address before quoting a date.

What time of day is best for drone real estate footage?

Early morning usually gives drone real estate footage calmer air, soft light on the facade and empty streets, while wind on the coast tends to build through the afternoon. Dusk suits a house with a lit pool, and a drone may fly after dark in Brazil only with navigation lights under DECEA’s ICA 100-40, so the last shots are planned for the blue hour.

Can a drone film an occupied rental or the neighbours?

RBAC nº 100 keeps a drone at least 30 m horizontally from people who have not agreed to the flight, and Brazilian law protects privacy and image, so drone real estate footage of a holiday rental is booked between guest stays and kept off neighbouring terraces and pools. In a condominium, tell the pilot about shared areas, because the administration may need to agree to the flight.
