Most of the result is decided before the photographer arrives. A room-by-room list goes out in advance: clear kitchen counters and bathroom shelves, hide chargers, cables and remotes, dress every bed in plain white linen, open the curtains, switch on every lamp, sweep the sand off the deck and set out the pool loungers. Each room is photographed once, and anything left visible stays online for as long as the listing runs. Editing corrects colour and straightens verticals; it does not erase a damp stain, a cracked tile or the building site next door, because a listing that misrepresents the house is paid for in reviews.

Timing follows the sun and the view. Interiors are usually photographed in the morning, and the veranda, pool and sea view in the hour before sunset, when the sky still holds colour and the lamps inside glow warm. Which way the main veranda faces sets the order of the 3-hour session, and on the coast of Santa Catarina or Rio de Janeiro a bright overcast morning is often the best light for interiors. Files arrive in landscape and portrait crops; each platform publishes and revises its own photo guidelines, so check the current ones.

Aerial views are not part of this service. Drones in Brazil are registered with the Agência Nacional de Aviação Civil (ANAC) and need airspace authorisation from the Departamento de Controle do Espaço Aéreo (DECEA), so they are booked as drone real estate photography with their own pilot.
